Newberry is where Alachua County's growth is happening, and it is happening on old farm ground. The land west of Jonesville along SR-26 and down CR-337 was peanut, watermelon and cattle country for a century, and a lot of it is now being cut into homesites five and ten acres at a time. Why Newberry Land Is Different

Two things set the west side apart. First, this is karst country. Limestone sits close to the surface here and the county has documented sinkhole activity across the area, so grading and pad work need to pay attention to how water disappears rather than how it runs off. We do not guess at that. If something on a parcel looks like a developing depression, it gets flagged before a machine goes near it.

Second, the parcel sizes push you straight into the strict half of the county tree ordinance. Unincorporated single-family parcels over one acre require a permit for every tree 8 inches in diameter or larger, and most Newberry acreage splits are well over an acre. Open sandhill and old pasture edges are also prime gopher tortoise ground. Burrows are common on the untouched parcels out this way, and any work within 25 feet of one requires FWC permitting and relocation by an authorized agent before clearing starts.
