Why Alachua Land Is Different
Hardwood changes the job. Mature oak and hickory near the hammock is a felling and grubbing proposition, not a mulching one, and the cost reflects that. It also puts you squarely into the county's protected tree categories: heritage trees are native trees 20 inches in diameter and up, 30 inches for laurel and water oak, and landmark live oaks at 45 inches and up with a good condition rating carry their own protection. The practical consequence out here is that clearing everything is rarely the right plan. On hammock-edge parcels the mature canopy is most of what makes the property worth what it is worth, so the usual approach is clearing the building envelope properly and doing selective understory work across the rest.
Slope is the other difference. Ground with real elevation change means drainage planning matters more here than on flat parcels, and pads have to be set with water in mind rather than just cut level.

Can I keep the big oaks and still clear?
Yes, and on most hammock-edge parcels you should. Selective understory mulching removes the brush while leaving the canopy, which is slower work but usually the right call here.

Yes. Commercial and institutional property falls under the stricter permit tier, so the paperwork gets scoped alongside the earthwork rather than bolted on late.
